If you’re looking for a low income apartment home in Lincoln City Oregon, there are about 6 of them. There are communities that are open to all low income people, some with income restrictions, and some available strictly to low income and disabled tenants.

Beacon Crest offers low rate rents, but they aren’t based on your income. That means that the rent is lower than what you’d find at a similar non-tax-credit property, but that it isn’t based on your income at all. So while you may only have to pay half of what is normal for the apartment you’re renting, you still have to pay that amount in the case that your income becomes zero.

When I called (10/4/2013) there were 30 people on the 3 bedroom waiting list, and 29 on the two bedroom list. There weren’t many people on the 4 bedroom waiting list, but, there are also very few 4 bedroom apartments. I didn’t inquire about units with fewer bedrooms.


Lincoln Village

Lincoln Village is a low income property, however they weren't open when I called, so as of yet, I do not know if this property offers low rent, or income based subsidies.

The answering machine says the office is open Tues and Wednesday, 8:00 am – 4:30 pm. The Gres.com website says the office is also open on Monday, though I tend to believe the answering machine.


The Jetty – Subsided Housing for Seniors and Persons with Disabilities

The Jetty does offer income based subsidized rent. It is a low income property however, meaning that there are income restrictions, and units are available to lower income people. When I called I spoke to Mellisa, who told me that the wait-list was currently about 4 months long (10/4/2013).


The Ridge

The Ridge is a low income property that according to the manager, Glenna Brown does not have subsidy. That means that there are income restrictions, and lower income people do qualify, but you will be paying full rent. M-F 10am-4pm. I left a message on 10/4/2013 asking about their subsidy. I did hear from another manager of another Lincoln City community that this is a low income property with some sort of rent subsidy.

The manager at West Devils Lake Apartments, who was very patient and helpful by the way, explained to me that the apartments at this property are subsidized, so as you might have assumed, there is a waiting list. She doesn’t have very many 3 bedroom apartments come available, the same goes with one bedrooms. The 2 bedroom list is the shortest. She says that to even apply, you’ve got to gather up your children’s birth certificates, they’re social security cards, etc, and get ready to prove that you qualify.

Once all of this is together, give them a call to make an appointment and head on into the office to apply.
Although I have managed apartments in the past, it’s been years, so while I will give you my best explanation for any detail that I proclaim, and always try to quote the most reliable source I can find, take the information you find here with a grain of salt. if I say a Tax Credit Property means the property offers low income apartments that aren’t income based.. then that’s what I believe to be true. If you REALLY want to know the true definition of a Tax Credit Property (for a paper or something perhaps) don’t consider this a viable source, I am not doing anything near credible research here.
